Pre-Construction and Permit Application
You Have Made the Big Decision. The Purchase Agreement has been signed, and you are on your way to homeownership. You will meet with our New Home Design Specialist to make exterior and interior color and material selections for the home. Our construction team will request all required building permits. The lot is cleared.
Foundation
Plotting, Plumbing, and Pouring. The foundation formwork is laid out as per the plot map and plans, and then it is surveyed. Rough plumbing is installed and inspected by the city inspectors. The form is trenched, and all the structural components are installed. The foundation is inspected by the city inspectors, and then the concrete is poured!
Framing
Your house and your dreams begin to take shape! The lumber is delivered, and our carpenters frame all walls, ceiling joists, and rafters. The roof decking is installed and covered. The windows, exterior doors, exterior trim, siding, and fireplaces (community-specific) are delivered and installed.
Interior and Exterior Rough In
The interior starts to take shape. Multiple inspections are completed to ensure everything is done just right. Heating and air conditioning rough-in is completed. Plumbing top-out is completed. Electrical rough-in is completed. Cable, phone, and alarm wiring are installed. Shingles are installed. Framing, mechanical, plumbing, and electrical systems are inspected by the city.
Interior and Exterior Finish: Part 1
Finishing from top to bottom! Insulation and Drywall are installed. The walls and ceiling are textured after the drywall has been taped and sanded. Cabinets are installed, and countertops are measured. Interior doors, crown molding, trim, and the closet shelving are installed.
Interior and Exterior Finish: Part 2
Interior selections are going in! The first coat of exterior and interior paint is completed. Tile flooring, counters, and backsplash are installed. The exterior brick and stucco are installed. The driveway and patio extensions are poured.
Interior and Exterior Finish: Part 3
Send in the fixtures! The HVAC condenser unit is installed along with the fixtures and thermostat. Plumbing and light fixtures are installed along with appliances. Flooring is completed, and all hardware is installed on doors and cabinets. Final grading of the lot is finished. Stucco color is applied. Inspections are called to get approval for permanent electric and gas meters.
Detail Finish
Let's turn on the lights! The final coat of paint is applied on the interior and exterior. Landscape is installed. Power, gas, and water are turned on, and all systems are started up. Final inspections are called on the home to get the Certificate of Occupancy. Our team does a quality control inspection, and the home is cleaned.
Closing
Passing of the keys! Home Buyer Orientation will take place where you, the buyer, will walk the home with the Project Manager and learn the ins and outs of the home, as well as create a punch list of items. You can also have an independent inspection at this time. Now is the time to contact the electric, gas, water, cable/internet company, and other utilities. The day prior is the Home Buyer Final Confirmation Walk Through, where you, the buyer, will confirm all items noted at the orientation are complete and the home is 100%! Finally! After months of planning, you will own your new home.
